Photos help but are not required — we understand many clients are not in a position to send them.

For most jobs, we visit the property in person before quoting. The survey is discreet, one operative, plain clothes, unmarked vehicle. We assess clutter level, biohazard presence, access constraints, parking and waste disposal logistics, and any safeguarding considerations.

Within 24 hours of the survey, you receive a fixed written quote covering clearance, cleaning, sanitisation, waste disposal, and any add-ons (pest control, odour treatment, decorating). No hourly meter, no scope creep, no “extra on the day” surprises.

We agree a date that works for the client and any third parties involved. Teams arrive at the agreed time, in unmarked vehicles, with all PPE, equipment, chemicals, and waste containers required. For larger jobs we work in phases across consecutive days.

We work room by room, sorting as we clear. Items of value, paperwork, and sentimental items are set aside for the client. Everything else is bagged for disposal, recycling, or donation. The client (or their nominated representative) is consulted on any item we are unsure about.

Once the clearance phase is complete, the deep clean begins. Walls, ceilings, floors, kitchens, bathrooms, fixtures, fittings, and all touch points are cleaned and sanitised. We use hospital-grade disinfectants and ATP-test surfaces in heavily contaminated properties.

Pest control, odour neutralisation (ozone or hydroxyl), and carpet/upholstery treatment happen at this stage if booked. We sequence them correctly so each treatment is effective.
